Toma Gotovac
I was born in Split, a coastal city in Dalmatia and a key hub for real estate development and investment. I hold a Master’s degree in Civil Engineering and have been working in the field since 2018, participating in a wide range of projects across the region— including several large-scale and complex developments.
Through hands-on experience in both design and construction, I developed a strong understanding of local market conditions, construction quality, and project organization. I have been involved in the development of luxury villas, including projects where I managed the full process — from land acquisition and design to construction execution. Below, I present selected projects that reflect my experience and expertise.
Great Projects
I worked as a Site Manager on the Žnjan Plateau redevelopment in Split, completed within a record timeframe of one and a half years.
The Žnjan Plateau project spanned over 130,000 m², including 11 hospitality facilities, modern beaches, and extensive public amenities. It stands as one of the largest and most complex urban developments in Split, delivering a high-quality coastal space for both residents and visitors.
During this project, I was employed by Lavčević d.o.o., where I gained extensive hands-on experience in managing large-scale construction sites, coordinating multiple teams and contractors, and maintaining full control over execution quality, schedules, resources, and site organization — ensuring reliable and predictable results on complex developments.
Infrastructure Development
I worked as a Works Manager on a public infrastructure improvement project in Zadar, delivered for STRABAG and financed by the European Union. The project was carried out under strict EU regulations, requiring the highest standards in documentation, execution quality, transparency, and reliability.
The works were completed significantly ahead of schedule and resulted in substantial infrastructure improvements benefiting more than 10,000 residents. This project further strengthened my experience in managing publicly funded developments, compliance-driven construction processes, and large-scale coordination under demanding regulatory frameworks.
Stone Architecture
While working with Polinom d.o.o., I contributed to a series of cultural heritage and high-end stone construction projects across Dalmatia, focusing on refined stone façades, pavements, and restoration works executed to the highest international standards.
Stone construction in Dalmatia represents a rare combination of craftsmanship, material knowledge, and architectural heritage. Each project demands exceptional precision, skilled execution, and a deep respect for traditional techniques, particularly in coastal and island environments.
Key projects include the Stonemasonry School in Pučišća, the Benkovac promenade, and restoration works on Zanchi Palace in Komiža on the island of Vis — developments that required meticulous attention to detail, technical excellence, and a commitment to long-term quality.
Modern Villas
I have been directly involved in the design development and construction of modern luxury villas, combining architectural vision with precise execution on site. My role bridges concept and reality — ensuring that design intent is fully respected while applying the latest construction methods, materials, and technologies.
From structural systems and façade solutions to interior detailing and energy-efficient assemblies, every element is carefully selected to achieve long-term value, durability, and premium quality. Special attention is given to execution accuracy, coordination between disciplines, and cost-to-performance optimization — all critical factors for successful investments.
